National commercial property consultancy Lambert Smith Hampton (LSH) has been appointed to market a prime warehouse and distribution facility in Sutton Coldfield.
Due to the relocation of the existing tenant at Midpoint Park in Minworth, a new occupier is required for 5ive – a 95,313 sq ft self-contained site with offices.
Matt Tilt, associate director of LSH Birmingham’s industrial and logistics agency who was appointed by The Works Stores to market the property, said he anticipated a great deal of interest in the building, which will be vacant from February 2017.
“It’s a rare opportunity for a high quality industrial warehouse of this size in this area to become available,” he said.
“We’re delighted to have been appointed to market the site and our knowledgeable, proactive team has exceptional understanding of the needs of the sector, so we will be using all our resources to ensure we can attract the right tenant to Midpoint Park.
“There is strong demand for premises like this, so we expect there to be a lot of enquiries, particularly because it is so well located, close to the road and motorway network.”
The warehouse has planning permission for general industrial and storage, and distribution uses within classes B2 and B8. It comprises a two-bay steel portal frame with a three-storey brick-built office building and has 142 car-parking spaces.
It is located just 2.5 miles from junction 9 of the M42 and is also a short drive from junction 5 of the M6. Other tenants at Midpoint Park include Kuehne & Nagel, Jaguar Land Rover, Hozelock and Cadbury.
Existing 5ive occupier, the value retailer The Works, is moving to a new 181,000 sq ft warehouse at Hams Hall, at junction 9 of the M42, which was acquired for them by LSH and speculatively built in a joint venture by investor Cordea Savills and property company Cantor.
