SEGRO plc (‘SEGRO’) unveiled its latest speculative light industrial and urban logistics development, Navigation Park Phase 2 in Enfield, at a scheme completion event for industrial real estate agents on Thursday 30th June.
The development, which consists of 173,130 sq ft of Grade A modern light industrial and urban logistics space across three separate units, is strategically located close to the M25 and with direct access to central London via the North Circular. Camden Town Brewery, the popular craft beer brand, became the first customer to sign up to Phase 2 in April, two months ahead of completion, and will open a new 57,420 sq ft brewery in November 2016 following an extensive fit-out programme. Subsequently, strong interest has been registered for the remaining two units, which can be combined to provide up to 117,199 sq ft of flexible accommodation.
Navigation Park Phase 2, which has achieved a BREEAM rating of ‘Excellent’, is London’s first ‘carbon neutral’ industrial scheme. The scheme harnesses energy efficient initiatives including LED lighting controlled by motion and light sensors and high U-Value building fabric, outperforming building regulations by approximately 40%. The most significant component in the scheme’s ‘carbon neutral’ status has been achieved through the installation of 535 kWp of photovoltaic panels across the three buildings. The solar panels are expected to offset approximately 240 tonnes of carbon per year, generating more energy than will be required from the grid. Camden Brewery has signed up to a Power Purchase Agreement (“PPA”) which is anticipated to result in energy savings of approximately £10,000 annually for the company.
At the official launch, SEGRO welcomed over 50 industrial real estate agents. The event, which commenced with a tour of the scheme, provided an opportunity for agents to hear more about the benefits of the development and SEGRO’s future investment plans in the borough. The Leader of Enfield Council, Cllr Doug Taylor, was also present to explain how this important scheme fits into the wider vision for Enfield to provide high-quality industrial accommodation for businesses in Enfield and North London. And Jasper Cuppaidge, Founder of Camden Town Brewery, provided firsthand customer insight before his team delivered some light refreshment with a beer tasting for agents.

Enfield is currently undergoing a strong period of growth with at least 10,000 new homes and 6,000 new jobs being created across the borough. Navigation Park is part of SEGRO’s wider footprint in Enfield which encompasses over 600,000 sq ft of space across 4 assets, supporting more than 1,550 jobs and close to £100 million of capital investment in total. Most recently in Enfield, SEGRO signed an agreement with Tazaki Food to lease 79,240 sq ft of Grade A light industrial space at Imperial, Innova Park. Tazaki Foods, the leading importer and wholesaler of traditional Japanese food products in Europe, will be able to serve its growing UK customer base directly from Imperial.
