Clearbell Capital has announced an industrial unit at The Core, Aberdeen has achieved practical completion, both on time and on budget. The Core is owned by a fund managed by Clearbell.
Extending to 27,000 sq ft, the unit comprises 21,000 sq ft of warehouse space and 6,000 sq ft of office accommodation as well as a service yard spanning over 32,000 sq ft. Morrison Construction was the appointed contractor.

The extremely efficient unit benefits from BREEAM Excellent and EPC A ratings, which will result in significant running cost savings for the occupier compared with a second hand building. To achieve this a number of environmentally friendly systems have been installed including energy efficient internal and external lighting, a VRF heat recovery air-conditioning system and insulated external fabric with high performance glazing.

HVAC & Refrigeration Engineering Ltd completed construction of its 15,000 sq ft unit at The Core last year. Construction is also well underway on a brand new multi-disciplined facility for Sonomatic. The state of the art premises, comprising a 10,000 sq ft office and a 14,000 sq workshop with associated parking and yard space, will house radiography and hydro testing bays.
In addition to the existing opportunities available at The Core, there are also design and build solutions on a lease or heritable basis as well as serviced land for owner occupation opportunities.
Planning permission has been secured for an additional three plots for further development at The Core: a 26,000 sq ft unit, 39,000 sq ft unit and a 100,000 sq ft unit. The consent allows for both office and industrial accommodation plus service yards.
