Lambert Smith Hampton has secured two lettings for Knight Frank Investment Management at Aquasulis in Slough town centre. Amsbra Limited, trading as Build a Bear Workshop, has leased 6,200 sq ft of second floor space and Morgan Sindall Investments has leased the remaining 1,900 sq ft available on this floor for Slough Urban Renewal, a joint venture with Slough Borough Council.
Showing its commitment to Slough for the long term, Build a Bear has relocated from Windsor on a new 10 year lease. Morgan Sindall Investments is a key stakeholder in the regeneration of Slough via its joint venture and has committed to a new five year term.
Caroline Waldron, senior surveyor at Lambert Smith Hampton, explains: “By showing flexibility and adapting to the occupier requirements, we have been able to bring about two solid lettings with strong covenants in a challenging and crowded market place, close to our quoting rent of £19.50 per sq ft. Aquasulis is well positioned on the Bath Road, only 10 minutes from the train station, and we were able to offer a competitive deal in an over-supplied market to secure these tenants. We are delighted to have brought about two lettings so early in our marketing campaign and look forward to securing more occupiers for this adaptable town centre office opportunity.”
Lambert Smith Hampton is acting as joint agent with Knight Frank. Aquasulis has 8,500 sq ft remaining on the first floor and 4,500 sq ft on the ground floor with a car parking ratio of 1:335.
