Acting on behalf of OCS Group, property consultancy Alder King has sold the freehold of Crusader House in Truro to an expanding local firm of rural surveyors and auctioneers. The imposing detached property on Newham Road attracted significant interest from investors, owner occupiers and developers and was subsequently sold by informal tender, achieving in excess of the £175,000 guide price.
The successful purchaser was Edward Buckland Ltd which will refurbish the accommodation before relocating from its current premises in Grampound Road.
Crusader House has the unusual advantage of excellent car parking for its size as well as being within walking distance of Truro city centre. It offers up to 1,516 sq ft of office accommodation over two floors, together with ancillary kitchen and toilet accommodation and a detached garage.
Tom Duncan, associate at Alder King’s Truro office, said: “The property’s location and generous car parking provision made it very desirable to a wide range of investors, developers and owner occupiers. The level of interest was also a sign of the strong demand for freehold property. We are pleased to see the building go to a local expanding business.”
