Two distribution warehouses of 338,798 sq ft and 267,699 sq ft completed on Goodman sites at Andover Business Park in Hampshire and London Medway Commercial Park respectively are now immediately available for occupation.
Anglesea Logistics Partnerships and Goodman have announced the completion of a total of 602,000 sq ft of high specification warehouse space at strategic sites at Andover Business Park in Hampshire and London Medway Commercial Park.
The developments known as Angle 340 and Angle 265 are now complete and available for immediate occupation. Each warehouse features the following specification:
· Angle 340. A new 338,798 sq ft logistics/industrial development located at Andover Commercial Park. The building features a 55 metre wide service yard and 15 metre clear internal height, 30 dock levellers and 4 level access loading doors, gatehouse, parking for 337 cars and 73 HGV’s, together with 21,193 sq ft of office space. Situated at Andover Business Park, an established logistics location already home to The Co-operative’s Regional Distribution Centre, the development benefits from being less than 9 miles to the A34, 15 miles to the M3 and the national motorway network.
· Angle 265. A new 267,699 sq ft logistics/industrial development located at Medway Commercial Park. The building features a 55 metre wide service yard and 15 metre clear internal height, 24 dock levellers and 7 level access loading doors, gatehouse, parking for 236 cars and 84 HGV’s, together with 19,662 sq ft of office space.
Situated at London Medway Commercial Park, an established logistics location – which has recently seen the completion of a major programme of infrastructure improvement works with improved access to the A228, the development benefits from direct access to the M2 (J1) and is only 17 miles from J2 of the M25.
Both warehouses were built to Grade A specification with a BREEAM Very Good rating. The development of both Angle 340 and Angle 265 constitutes an overall investment of £35 million by Anglesea Logistics Partnerships and forms part of a programme of speculative warehouse development being undertaken with Goodman as part of a strategic partnership announced in October 2014.
Overall the partnership will collectively provide over 900,000 sq ft of prime logistics space across three high quality logistics developments throughout the UK.
At the end of February this year, the partnership announced its first major pre-let, signing a deal ahead of completion with No Ordinary Designer Label Limited, the group behind global lifestyle brand Ted Baker, to take the 325,000 sq ft speculative industrial/logistics facility currently under construction at Derby Commercial Park in the East Midlands.
