East Midlands property agency Innes England is celebrating after securing terms with a UK healthcare giant at an Alfreton industrial estate.
Acting on behalf of M7 Real Estate, the firm has completed the letting of unit 7 at Ecclesbourne Park to Alliance Healthcare Distribution, a wholly owned subsidiary of Walgreens Boots Alliance.
The 4,500 sq ft unit will be used as a ‘Link Point’ distribution facility to support Alliance Healthcare’s existing network in the East Midlands.
Stuart Waite, associate director at Innes England, said: “We are delighted to have completed this deal for our client which sees a strong covenant commit to one of the final remaining units on the estate.
“Despite external political and economic factors influencing business decision making at present, we are still experiencing relatively strong enquiry levels for industrial and warehousing space across Derbyshire and the wider East Midlands region.
“Stock levels remain an issue but we are now starting to see speculative development across all size ranges, not just bigger box distribution units which is good news for our economy.
“We are also seeing speculative (comprehensive) refurbishment strategies being implemented by landlords who are sensing an opportunity to take advantage of current supply and demand dynamics which is ultimately leading to shorter voids and rental growth on good quality second hand supply.
“Occupiers looking to relocate are strongly advised to start their search early and be prepared to enter a competitive market for good quality, well located buildings.”
Alliance Healthcare is the leading distributor and wholesaler of pharmaceutical, medical and healthcare products. The company delivers products to all of the nation’s community pharmacies, dispensing doctors and hospitals.
