Sainsbury’s have opened a new store at Lyndean House, central Brighton – a project involving several Stiles Harold Williams services and departments.
This prominent site near to the Brighton Station ‘Gateway to the City’ and on a main thoroughfare to the beach was previously offices. When the space proved difficult to let SHW Agency were instructed to investigate the retail angle to breathe new life into the ground floor of the building.
A feasibility study showed promise in this approach, and subsequently SHW Planning were brought in to advise on the Change of Use application from B1 (offices) to A1 (retail).
The premises were then marketed on this basis and terms were provisionally agreed with Sainsbury’s. SHW Planning acted for the client in order to obtain a change of use, which was duly granted.
Richard Pyne, Partner for SHW Retail said: “It’s good to see a former retail unit return to provide a bright lively shopfront to help the western side of Queens Road. We wish Sainsbury’s every success with their new outlet.”
Alex Bateman, Associate Planner for SHW said: “The building and location provided some challenges, but by working with the Local Planning Authority we managed to address them and ultimately deliver a retail unit in a great location leading from the train station down to the seafront.”
