New epc regulations mean that an epc will need to be attached to the marketing particulars of any property placed on the market after 6th April 2012, report Goadsby.
The responsibility now falls on the agent as well as the landlord/tenant to ensure that a reasonable effort has been made to have an epc in place prior to marketing. Trading standards will have more powers to enforce the new regulations.
If a property is on the market prior to April 6th then an epc is still required, but the epc report does not have to be attached to the marketing details.
