2015 was a fantastic year for Clowes Developments’ Ivanhoe Business Park and 2016 shows signs already of at least meeting, if not surpassing, the levels of interest created in the development site over the last 12 months.
Agents for the scheme are Tim Gilbertson of FHP and Phil Randle of Salloway and to exemplify this strong start to 2016 both have completed deals in February which will welcome new occupiers to the site, Tame Park Logistics part of the PS Forwarding Group and DACS Office Solutions.
Tim Gilbertson negotiated the Tame Logistics deal and commented:
“To do two deals in a month is great news for any development site and Phil Randle and I are both delighted with the deals concluded on behalf of our client, Clowes Developments.
The deal with Tame Logistics sees them agree to purchase what was intended to be a speculatively constructed warehouse of 30,000ft². However, before the first spade was raised in anger, Tame had snapped up this fantastic opportunity to purchase prime distribution space on the park.
With work well progressed on site and practical completion due in September this year, we look forward to welcoming Tame as they take another base to add to their existing distribution locations throughout the region.”
Philip Eaton, Managing Director of Tame Logistics commented on his reasons for taking additional space at Ivanhoe Business Park:
“Our group midlands based freight forwarding operation, MIES International ltd was established 40 years ago this year. Our growth has been hampered in the last few years by a lack of suitable warehousing space. The development at Ivanhoe business park exactly meets our needs to accommodate our growth into our next decade.”
The second deal concluded at Ivanhoe this month has seen Phil Randle at Salloway complete the sale of prime warehouse/industrial space to DACS Office Solutions.

“It is great to see, in addition to all the new companies on site that one of the original occupiers has now expanded, further underlining the strength of the business park.”

The development of the new unit which we have sold to DACS Office Solutions is great but even more exciting still is the sale of 30,000ft² to Tame Logistics. In itself this is a great deal as well but perhaps more exciting is that the fact that we plan to build this unit out speculatively in any event but before even managing to lay the first spade in anger Tim Gilbertson has secured interest from the eventual purchase and again terms have been agreed, solicitors instructed and then contracts exchanged all before speculative construction commenced, thus turning as speculative development into a bespoke deal for Tame Logistics to facilitate their expansion within the area.
We do hope to announce details of additional deals on the park shortly and indeed we are hopeful of speculatively developing on site again soon too which will hopefully make 2016 a very exciting and indeed successful 12 months.”
Ivanhoe’s superb positioning, within moments of the town centre of Ashby and the M/A42 has proved yet again to be a winning combination with these deals but with plenty of land left available for office, industrial or distribution occupiers to either buy or rent bespoke space we look forward to welcoming further interest and indeed confirming news of additional deals in the very near future.
