Work is underway on a £5million refurbishment and rebrand of the largest office building at IM Properties’ Blythe Valley Park.
A phased programme of work is now underway at One Central Boulevard including a fully re-commissioned M&E system, refurbished vacant office accommodation and common areas, and external works.
Formerly known as the Phoenix Building, One Central Boulevard extends to 113,483 sq ft and offers the largest available office floor plates on the M42 corridor.
Rob Hemus at IM Properties said: “Since acquiring Blythe Valley in December 2014, we have taken a proactive approach to get control of key assets such as One Central Boulevard, to re-position and capture the improving occupier market.
“We are excited to try and attract new occupiers to the park and we feel we can do this as the park offers a unique proposition and attractive location, with strong transport links, a thriving community and a superb setting in a 122 acre country park.”
The refurbishment programme began in January with the first suite of 17,810 sq ft due to complete in Spring 2016, and a further circa 19,000 sq ft available in the summer. The final suite of circa 20,000 sq ft will be available in early 2017.
Alongside refurbishment to the office accommodation the ground floor common areas will offer breakout spaces for informal working and collaboration whilst also providing a newly designed reception area and café.
Externally, more car parking spaces will be provided and significant improvements are being carried out to the landscaping to create an impressive entrance to this building and connectivity to public transport hubs and the wider site.
Current occupiers at One Central Boulevard include Infor, Zenith and Caterpillar Financial Services.
Alongside the works at One Central Boulevard, IM Properties is also carrying out a comprehensive refurbishment of Aspen, formerly known as ‘Building C1A’, which is due to be completed by May 2016.
The building comprises 10,035 sq ft of office space, which will be refurbished to a Grade A specification including a new M&E system and LED lighting.

Surrounded by a 122 acre country park, the site is split into two phases with 430,000 sq ft of commercial accommodation across 11 existing buildings under IM’s ownership and a further 44 acres of land offering future development potential in Phase 1.
The full site has planning consent in place for 2 million sq ft of mixed-use space, including the existing development.
