Four units have been let at Lonlas Business Park in Skewen near Neath with joint agents Lambert Smith Hampton (LSH) and Jenkins Best Chartered Surveyors negotiating leases with three new tenants.
Acting on behalf of the business park’s owners Sterling Industrial, Unit 2 which amounts to 6,361 sq ft has been let to Tornado Films Ltd for a term of five years. The independent film production company is set to relocate from its current site in Port Talbot over the coming months.
Spencer Technologies UK Ltd, a specialist IT company for the retail and leisure sectors, has taken Units 5 and 6 amounting to 12,774 sq ft of combined space for a term of three years. Unit 3 spans 5,845 sq ft and has also been let on a three year lease to Shazam Liquidation Stock Ltd.
Lonlas Business Park was originally built in the 1960s and was acquired in 2015 by Sterling Industrial, a specialist landlord of industrial estates across the UK. The owners have implemented an extensive refurbishment programme over recent years to introduce two terraces of industrial units, a large warehouse which has been sub-divided to create village workshops and a separate small industrial unit.
Jason Thorne, Agency Director at LSH, comments “Situated off Lucy Road, the park covers an area of 6.42 acres and is proving popular with a wide range of occupiers given the strength of its location just one mile from J44 of the M4 and also within easy reach of other trunk roads.
“It is ideal for businesses servicing the Swansea, Neath and South Wales area and with ample onsite parking and within a residential area where there are also some commercial and leisure facilities it’s good from a workforce perspective too.”
Henry Best of Jenkins Best adds: “Sterling Industrial’s proactive approach in terms of management and refurbishment has been a key factor in securing new occupiers for this well located Industrial estate.”
