Christie + Co has been appointed by a national investment company to source a lessee for a prominent Grade II Listed freehold building in central Exeter, after successfully selling the freehold to them in late 2011.
74 Queen Street is in the centre of Exeter and benefits from excellent footfall resulting from it being close to both the main railway station and complementary businesses such as retail stores, restaurants and licensed premises.
The property briefly comprises a sub-divided basement area and a substantial, open-plan ground floor with a mezzanine trading level. It is a historic building and has recently been granted planning permission for student accommodation on the first floor. Although the first floor is not currently included in the available space, it is understood that the investors will consider offers for the site as a whole.
Jon Clyne, Associate Director at Christie + Co’s Exeter Office, comments: “74 Queen Street benefits from a prominent trading position and various uses, including A1, A3 and C4. Therefore, the site would suit a variety of operators. The building has had a fairly chequered history and the freeholders are looking to find an appropriate lessee on a free-of-tie basis with the headline rent starting at £40,000 per annum, with landlord incentives available. We expect significant interest so anyone interested should view the property early.”
The leasehold interest in 74 Queen Street is available for nil premium.
