Refurbished period offices at Ladybellegate Street in Gloucester have been let to a brace of charities following a chance in a million deal brokered by commercial property specialist Julian Capewell from Bruton Knowles.
13-15 Ladybellegate Street is just off Commercial Road – a stone’s throw from the historic docks – and comprises a pair of Grade II* listed houses converted into bespoke offices with accommodation arranged over ground, first and second floors together with a basement.
Julian Capewell said: “The building is owned by English Heritage and forms part of the Blackfriars complex. It was latterly occupied by Marketing Gloucester.
“Unusually, the property has two front doors but once inside the whole of the interior is accessible. I have let one side to the P3 charity and the other side to CCP charity, who usually work together anyway.
“The chances of finding two companies looking for the same sort and sized space, and who were prepared to share the facilities must be fairly remote!”
The 2,634 sq ft listed building was once a row of three houses and has been well maintained by owners English Heritage. It is just 100 metres from the principal shopping area.
The P3 charity have been in for some four weeks now and it is hoped that the CCP charity will complete the lease for their part this week.
