An image released this week shows the impressive new offices at Leicestershire’s ground breaking out-of-town speculative office development.
Lambert Smith Hampton (LSH) and CBRE are jointly marketing Marlborough Court, comprising two Grade A, three-storey office buildings at Watermead Business Park, Syston, on behalf of developers Marlborough Property Group.
Jane Taylor, director of office agency at LSH in Leicester, said they are in talks with a number of high-profile business names that are interested in moving to the park. LSH is also working with the city’s inward investment team to attract would-be occupiers who need a regional or national presence in a show-stopping venue.
Both Marlborough One, which totals 23,535 sq ft, and Marlborough Two, which has 9,330 sq ft of space remaining, have been constructed by well-known contractors Bowmer & Kirkland. Each building boasts an ultra-modern feel, with high levels of glazing and large open plan space. The 63-acre Watermead Business Park is in North Leicester, adjacent to the A46, providing easy access to Nottingham, Derby, and Loughborough. It is 10 minutes’ drive from the M1 and 30 minutes from East Midlands Airport. Leicester city centre is just five miles away by car, or one stop on the train, while Nottingham is within easy reach at 22 miles.
