Businesses are now considering smaller Design and Build projects as a result of a lack of industrial stock across the West Midlands, and a number of opportunities have opened up at a Birmingham business park.
Harris Lamb has teamed up with developer BCI to offer opportunities at Tameside Business Park in Perry Barr, Birmingham.
Alex Eagleton of Harris Lamb’s Agency department said: “It has been well documented over the past 18 months that there is a real industrial stock shortage in the region, which still isn’t being addressed. Many smaller businesses have been forced to remain in their existing premises or delay expansion as there is simply nowhere for them to go.
“The opportunities on Tameside Business Park are giving businesses the chance to explore that option, combining a bespoke solution with excellent transport links in an established commercial location,” he added.
Steve Long, of BCI, commented “There is a real shortage of good quality industrial accommodation across the West Midlands as a whole and we’re looking to fill this gap at Tameside. We are already in discussions with a number of parties regarding potential pre-lets and pre-sales which demonstrates that demand is there.
“This demand is further backed up by high street banks, whoare actively supporting trading business clients looking to buy their own premises with low priced loans over longer periods, something that is also supported by local government funding initiatives.”
Tameside Business Park is located just 15 miles from Birmingham Airport, and three miles from the M6. Other businesses based on the site include Wickes, Halfords and Ford.
The site is able to provide space for units built to individual occupier specifications with planning permission for industrial and warehouse uses already approved for the site.
“In addition to the opportunity to have smaller units built on the site, we are also able to offer one single larger unit, up to approximately 35,000 sq. ft. Planning is in place and subject to an agreement to lease/purchase being signed we are ready to go,” said Alex.
“All units will be built to a high standard and will be of steel portal frame construction, with electronically-operated loading doors, dedicated parking and loading bays.”
