Lumina Real Estate Capital (LREC) has secured planning consent for a new office development at 25 Windsor Road (formerly Observatory House) in Slough, Berkshire.
The approved scheme, in conjunction with XLB Property, will involve a back to frame refurbishment and an increase in net lettable office space by approximately 21,000 sq ft to 105,500 sq ft.
The property will benefit from typical floorplates of 18,000 sq ft and 252 car parking spaces, providing an attractive ratio of 1:418. It will provide brand new, open-plan office accommodation behind a striking, modern façade. The building will also benefit from an impressive full height atrium and a south-west facing balcony.
25 Windsor Road is walking distance to Slough railway station. By 2018, Crossrail will connect Slough directly to London’s main employment centres. By 2020, the Western Rail Access to Heathrow (WRAtH) will connect the airport to Slough within 6 minutes.

LREC hopes to take advantage of space shortages in key locations and will start work imminently. Completion is scheduled for Q4 2016.
