A new joint venture partnership has confirmed plans to speculatively build a commercial scheme as part of the Allerton Bywater Millennium Village regeneration initiative within a former coal mining community between Leeds and Wakefield.
The partnership between Priority Space and H.G. Holdings has announced that it will start on site in November to deliver 20,811 sq. ft of commercial accommodation comprising eight new industrial units and three new retail units.
Barnsley based regeneration specialist Priority Space is owned and operated by Adam Richardson and Lee Buchanan, two former Development Managers of Priority Sites Limited. The company was appointed commercial partner to the scheme in 2014 by the Homes and Communities Agency and Keepmoat Homes which is delivering 190 residential homes on the Millennium Village scheme.
After a successful project in the south, Lincolnshire based Hunt Group is funding the project and helping to deliver the scheme through its development arm, H.G. Holdings Limited.
Adam Richardson of Priority Space said, “We are delighted to partner with H.G. Holdings which is a well-established and successful operator in property development. This enables us to progress the speculative build for the project which has already received strong interest from potential occupiers.”
Kiln Park is well located close to the A63 Selby By-pass providing direct access to the A1 (M), M1 and in turn, the M62, which can also be accessed through Castleford. The high quality industrial units offer versatile accommodation to suit light manufacturing, warehouse occupation and possible office accommodation and the retail units are ideal for shop, restaurant/café or showroom use serving an immediate commercial and residential community.
Kiln Park is to be delivered in two phases with the first phase comprising industrial and retail units set for completion in May 2016. Unit sizes are available for sale from 710 sq. ft to 4068 sq. ft although leases will also be considered.
Shaun Hunt, Vice Chairman of Hunt Group Limited said, “H.G. Holdings is delighted to be working with Priority Space to deliver this much needed work and retail space at this significant regeneration site. The scheme design is quite unusual for industrial accommodation, combining natural rustic materials with a modern contemporary style that is likely to appeal to the more discerning small business owner occupiers and private investors.”
Adam Richardson continues, “It is quite rare to find speculatively built units of this size for sale in Yorkshire, let alone this close to Leeds and thus the scheme presents an ideal opportunity for businesses looking to make important decisions, with many businesses already considering acquiring these units through their pension funds. Kiln Park will allow new and existing businesses to expand, helping to provide further employment in the area.”
Allerton Bywater was the second Millennium Communities project to be developed in the United Kingdom. The former mining area and community has now been transformed with nearly 600 new homes built and the commercial phase will be an important final phase to the regeneration of the area.
