Plans to develop a new commercial property scheme alongside the M1 motorway near East Midlands Airport have taken a significant step forward.
The scheme, which will be known as EM Point, is a joint venture between Litton Property Group and Moto and is set to see a prominent 3.9 acre site at junction 23a of the M1 transformed.
The site is being marketed as a bespoke design and build opportunity and could include Grade A self-contained office space, a showroom, an 80-bedroom hotel or some 40,000 sq ft of industrial space.
Richard Squire, Development Director at Litton Property Group, said: “We are excited to be bringing forward plans for contemporary designs that will be seen by all traffic on the M1 and most traffic approaching the airport.
“Positive consultation is progressing with North West Leicestershire District Council and The Leicester and Leicestershire Enterprise Partnership.”
EM Point is available for immediate development and is being marketed by Innes England and joint agents DTZ.
Nick Hosking, director at Innes England, said: “This is a rare opportunity for a range of different businesses to take advantage of a site that benefits from huge visibility and accessibility thanks to its location near to the motorway and airport.”
Mark Franks, Estate Manager at Moto Hospitality Ltd, said: “Moto Hospitality is delighted to partner with Litton Properties on this key site on Junction 23a of the M1. We believe it offers tremendous scope for a bespoke development that will have superb communication links and offer the ability to provide unique designs.”
The development could see up to 300 people working at the site depending on the businesses that choose to locate there.
National law firm Irwin Mitchell advised Litton Property Group on the deal.
