Already the home to more than 15 various office, industrial and distribution company occupiers, Ivanhoe Business Park’s success continues unabated as original occupier DACS Office Solutions signs up to take a further new build warehouse of 11,000ft² on the park.
A remarkable deal as what was intended to be a speculatively constructed warehouse/industrial unit has been snapped up by an existing occupier on the park for expansion prior to developers, Clowes Developments, laying a spade in anger!
In a deal brokered by the agents Phil Randle of Salloway and Tim Gilbertson of FHP, DACS will take just over 11,000ft² of new build space on the park which shows again the strength of demand in this location where seven other deals are currently ‘under offer’ on a range of office, production and warehouse buildings.
Agent for the scheme Tim Gilbertson of FHP commented:
“It is great to see this deal concluded, especially as it results in one of the original occupiers of the park expanding their operations still further to take advantage of the fantastic transport routes and access to amenities that Ivanhoe offers. Our client’s intention with this plot was to speculatively construct a unit but before we even had chance to start marketing, discussions with DACS progressed and a deal was quickly struck. In no way though does this mean that our clients will not continue to embark on their planned expansion of the business park as we are currently starting on the development of a 33,000ft² warehouse together with plans for further industrial and distribution units shortly to follow.
With the other deals ‘under offer’ ranging from small office buildings through to larger warehouse units, this scheme really is flying but we still have plenty of land available for any other potential tenant or purchaser looking to take advantage of Ashby’s prime business park and the unrivalled location.”
Daren Haley, Managing Director of DACS Office Solutions commented:
“We identified Ivanhoe Business Park as an ideal location back in 2010 and it has since proven fundamental to the success of our Office Stationery and Document Storage Business. The location could not be better for DACS; it has allowed us to expand our client base across the Midlands and further afield with quick and easy access to the motorway network. The current deal is proof of this as we take on our fifth unit in five years. We have an excellent relationship with James from Clowes; he has a clear understanding of what we need as a business and it was great to get the deal done.”
James Richards, Development Director at Clowes Developments commented:
“It is great to announce another deal on what is proving to be one of our most successful sites.
We are currently on site constructing not only this warehouse of 11,000ft² for DACS but also placing the finishing touches to a 13,000ft² state of the art office building for Fisher German Surveyors, plus starting work on a fantastic cutting edge technology veterinary surgery for Woodward Vets who are relocating from their long term town centre location.
Work is imminently commencing also on a day nursery for Incredible Kids and with seven other deals in solicitor’s hands progressing, together with the speculative construction of a 33,000ft² unit for warehouse or manufacturing purposes on site, this is proving to be one our most successful and certainly busiest sites.
The location, quality of build and accessibility to local facilities really is unrivalled and our agents keep bringing us good quality enquiries from all sectors of the market.
I very much hope that we will be announcing the completion of further deals within the next week or two.”
