Integrated property services and project delivery specialist Styles&Wood Plc has won a £17.7 million contract to deliver the refurbishment of Westminster House in Manchester city centre, for Aviva Investors.
The contract, secured following a competitive two-stage tender process, will see the Group’s Projects division refurbish the 15,000 sq m building on Portland Street in-line with modern standards of Grade A office accommodation and environmental performance.
The 69-week project will include the complete refurbishment of the fabric and finishes together with mechanical and electrical upgrades on a phased basis, allowing the ongoing use of the building by an existing tenant during the refurbishment.
The scheme has been designed by BDP, WSP and Chapman BDSP and is due to complete in November 2016. On completion of the project, Aviva Investors will be seeking tenants for circa 9,000 sq m of newly refurbished Grade A office accommodation, through their retained leasing agents, Savills and Cushman and Wakefield.
The appointment demonstrates the success of Styles&Wood’s strategic focus to further its reach into specialist refurbishment markets, where it provides integrated property solutions. The appointment represents the Group’s single largest project success since 2008 and underlines further the business’ diversification strategy.

The appointment is the latest in a string of commercial project wins secured by the Altrincham-headquartered firm in Manchester this year, including a £1.6 million fit-out contract at One St Peter’s Square and the full strip-out and refurbishment of the 50,000 sq ft, eight-storey Citygate Court.
