Following on from the recent sale of two high calibre warehouse/industrial units in Bardon, just off Junction 22 of the M1 Motorway, Tim Gilbertson of FHP is pleased to confirm the completion of assignment of leasehold premises on the same estate.
Unit 1, Walker Road offered modern high calibre semi detached warehouse space with good quality two storey offices and when asked to jointly market the space with Celt Rowlands of Oswestry, given the lack of options in the market place, the quality location and good specification the building offered, strong interest was anticipated.
Pleasingly this proved to be correct as the property was placed ‘under offer’ within a matter of days of marketing commencing and whilst the legal process has been slightly slower than what would have ideal, both former occupier and new occupier are delighted at the end result.
The lease of the premises has been assigned to Three Point Design who were delighted to take the space given the numerous months they had been looking for accommodation.
Equally, the former occupier on whose behalf Tim Gilbertson acted is delighted at having disposed quickly of what had become surplus space.
Tim Gilbertson commented:
“After recently exchanging on two freehold sales on Forest Business Park at Bardon I am delighted now to report a further deal on site, acting on behalf of our client, the former occupier, whose lease we have assigned to Three Point Design.
Once again, this shows the strength of demand in the Leicestershire market for good quality space as supply is almost non-existent.
This building offered warehouse accommodation with two storey offices on a large site and we are delighted that we managed to find the new occupier within a couple of days of marketing and that after a lengthy legal process Three Point Design are now in occupation. We wish them well for the future.”
Adam Gillott, Managing Director of Three Point Design commented:
“We had been looking for new premises for our growing business for several months when we learnt that 1 Walker Road was being marketed.
Bardon Hill represents a very attractive location for us, especially given its close proximity to the M1 and easy access to Leicester. The building is ideal and gives a perfect mix of offices and warehouse. It has become apparent that the area is thriving with so many major businesses on our doorstep.
We are extremely pleased to have relocated here.”
Tim Gilbertson has recently sold two units on the estate and following on from the completion of this leasehold assignment anticipates two further sales on the estate to be concluded shortly.
This will leave merely one unit available on the estate, of 5,000ft² which can be purchased.
