The owner of Longbridge Innovation Centre, St. Modwen, has revealed demand for space in the building is at an all-time high, with 16 deals undertaken with high profile tenants in the first quarter of 2015.
Totalling 7,480 sq ft space, the 16 deals comprise five expansions, two lease renewals and nine new companies, taking the number of companies at the Innovation Centre, part of Longbridge Technology Park, to 54. The flurry of activity since January this year represents unprecedented demand for space at the centre, which was established in 2008.
In response to the surge in demand, St. Modwen has undertaken a refurbishment of the Innovation Centre, which includes a new look reception and new breakout areas.
Kimberley Pace, assistant Innovation Centre manager, said: “The Innovation Centre is going from strength to strength. Our flexible office space has been popular since we opened in 2008. Now we find that many of our tenants choose to come here for the established network of businesses, hyperfast broadband, outstanding transport connections, and the shops and services that are on the doorstep.
“This year we have undertaken a comprehensive refurbishment of the Innovation Centre to freshen up the building and create new breakout areas, ensuring that the environment continues to meet the high standard our tenants expect.”
New firms that have moved into the Innovation Centre include Tyler Grange, leading experts in arboriculture, ecology and landscape planning; Creative 2 Architect, which has taken 642 sq ft, and Offsite Servers, a cloud-based technology company, which has taken 438 sq ft.
Marine Information Solutions and its sister companies Myria Ltd and Marine Data Exchange is doubling its space from 1089 sq ft to 2016 sq ft, whilst NDEVR software development and The WordHub, which translates and localises technical documentation for global engineering companies, have also expanded into larger premises.
Management Consultancy Nimacus and virtual desktop solutions firm Devon IT have renewed their leases.
Located off the A38 Bristol Road South at the heart of St. Modwen’s £100 million Longbridge Town Centre, the Innovation Centre benefits from being in easy reach of road and motorway links, Longbridge Railway Station, and the vibrant new high street with its variety of shops and eateries.
