Leading national commercial property consultancy Lambert Smith Hampton (LSH) is seeking a tenant for a 208,186 sq ft cross-docked industrial unit in Birmingham.
UK Mail is vacating the unit – Express House at Wolesley Drive in the Heartlands area of the city – next month (August) to move to its new superhub in Coventry.
Matthew Tilt, associate director of industrial agency at LSH in Birmingham, which has been appointed to find a tenant, said he expected interest to be high for the unit, adding that it provided a rare opportunity for a short-term lease.
“It is well known that there is a shortage of good quality industrial properties right across the region so we are anticipating a lot of interest in this particular unit,” he said. “There is nothing else like it on the market where a short-term flexible lease is being openly encouraged.”
The property is situated between Junctions 5 and 6 of the M6 motorway and within 3.5 miles of Birmingham city centre therefore benefiting from easy access to the wider Midlands network. It is located in a predominantly industrial area near to popular estates likes of Bromford Gate, Hurricane Park, and Gravelly Industrial Park.
Comprising a purpose-built industrial headquarters, Express House extends to approximately 208,186 sq ft, with an eaves height of 10 metres, 124 loading doors on a total site area of around 17 acres, reflecting a low site coverage of 27%.
