In a market where stock remains in very limited supply, creative solutions are often the best way forward to try and maximise empty industrial or warehouse space. This has been the case with the refurbishment and redevelopment of a former substantial industrial unit on Wimsey Way Trading Estate at Alfreton, just off the A38 at Junction 28 of the M1 Motorway.
Advised by Tim Gilbertson of FHP the owners have completely gutted the former premises and changed what was a tired industrial unit into what has become a fantastic trade counter location following on from the letting earlier this year to Screwfix of the first part of the building.
The second letting has now completed and will shortly see Eurocell move into part of the premises for again trade counter purposes. Tim Gilbertson who dealt with the letting commented:
“It is a pleasure to see Eurocell move into this building to complement our existing occupier Screwfix. To have such another well regarded name taking space is a great reward from our client’s perspective but also we have no doubt that the location will trade very well for Eurocell given that their main Headquarter space is literally ‘around the corner’.
We hope to announce details of the final letting shortly in what has been a terrific scheme.”
Keith Watkeys of Harris Lamb who acted on behalf of Eurocell commented:
“When this opportunity was offered to Eurocell, given the lack of similar product in the market place generally, it was too good an opportunity to turn down. It enables relocation from their existing branch which is in a less prominent industrial location to a more prominent position with complimenting adjoining occupiers”
Once again creative thinking has helped us to secure good quality covenants for a client whilst offering occupiers superb space in a prime position. Creative thinking like this is something we will always use to bring this approach to all our marketing.
