Hunter Real Estate Investment Managers (Hunter) has secured its seventh office deal this year at Exchange Quay in Salford Quays with a 10 year lease on a 15,000 sq ft suite to leading UK independent financial adviser, Chase De Vere. Exchange Quay’s agents are Canning O’Neill, Matthews & Goodman and Savills and Spectrum Property Consultants advised Chase De Vere.
Since the start of 2015, 40,000 sq ft of lettings have completed at Exchange Quay to both new and existing occupiers, most recently Sage has committed for a further 10 years with a newly refurbished 28,000 sq ft suite. GlaxoSmithkline Research & Development Ltd (GSK), Boxchange Associates, Wurth Electronics, North West Employers, international consultancy RPS and marketing agency K2L have also signed leases. The recent deals signal the confidence in Hunter’s major investment into the development and are indicative of renewed occupier activity within the North West.
Hunter’s £10M refurbishment programme is well underway at Exchange Quay with the six office buildings being upgraded to Grade A specification, extensive remodelling of the whole public realm and the introduction of a range of occupier facilities. The full works are set to complete in Q3 2015.
Andrew Moffat, fund manager at Hunter, said; “The fact that Exchange Quay is attracting occupiers from well-established neighbouring locations and from out of Manchester City Centre is extremely positive, as is the number of existing occupiers who have shown their commitment to our new-look development. Our vision is gradually being realised and we are delighted that this is translating into increased occupancy levels.”
Richard Elphick, Director of Spectrum Property Consultants, added; “Chase de Vere are the largest firm of Independent Financial Advisers and are moving to Exchange Quay following an extensive search for offices in Salford Quays which could provide open plan offices on a large floor plate.”
Exchange Quay’s six office buildings range from 26,151 sq ft to 116,684 sq ft. The development, which also boasts its own dedicated Metrolink tram stop, is strategically located just off Trafford Road which links Salford Quays to both Manchester City Centre and the major motorway networks via the M602.
