Lambert Smith Hampton has been appointed on behalf of SEGRO to let 234 Bath Road, a major new office development in Slough. This is a significant investment by the town’s largest private land owner, indicating a positive change in the town’s fortunes and exciting plans for the future of Slough.
Crossrail, WRAtH and Slough Regeneration Partnership’s £1 billion investment will all contribute to the regeneration of Slough, improving commercial and residential investment values, the aesthetics and offering within the town centre, and local employment levels and labour supply. These welcome changes will have a positive impact on Slough’s office market and will encourage new occupiers to the area.
234 Bath Road is a new grade A specification headquarters office building, providing 70,656 sq ft arranged over four storeys, along with 223 car parking spaces. The building will be available to let either as a whole or on a floor by floor basis from 22,339 sq ft. Construction is underway and the building will be ready for occupation in Spring 2016. It has been designed to maximise sustainability and offers a BREEAM ‘very good’ rating.
Caroline Waldron of Lambert Smith Hampton explains: “234 Bath Road is the first example of office construction in Slough after a number of years, demonstrating that confidence is back in the market and highlighting that Crossrail and the Slough Regeneration Project will become major catalysts for changing the face of ‘old Slough’ and also creating ‘new Slough’.”
Lambert Smith Hampton is acting as joint agent alongside JLL and Savills.
