Bruntwood has begun its redevelopment of York House and appointed joint letting agents, GVA and Colliers International, to bring the newly modernised office space to market.
Due to be completed at the end of January 2015, the city centre office building is undergoing a comprehensive refurbishment of its entrance, reception, communal areas and office suites to provide high quality and high specification accommodation.
Prominently located at the junction of York Street and Fountain Street, York House is home to tenants including White Young Green and Big Lottery Fund and provides a range of suite sizes – from 1,000 sq ft to 3,500 sq ft.
David Thwaites, Associate at GVA, commented: “The redevelopment of York House will deliver some much-needed high quality office space to the prime core of Manchester. With a diverse range of suites available the building is ideally placed to satisfy demand from an increasingly active sub 5,000 sq ft market during 2015.”
Brad Topps, Head of City Centre Sales at Bruntwood, said: “As we approach the end of the extensive redevelopment of York House, we are becoming increasingly excited to be able to offer such a high standard of offices in this sought after area.
“We have already secured two new full floor occupiers with Arm Holdings Ltd and Tokio Marine Ltd and expect to have the building fully let soon after the completion of the works.”
Scott Shufflebottom, Surveyor at Colliers stated: “The sub 5,000 sq ft market represented 80% of deals completed during 2014 and consequently the comprehensive redevelopment of York House will meet the demand for high quality accommodation within the prime core. Floor plates of 3,500 sq ft provide new and existing businesses the opportunity to build and expand within a Grade A office environment.”
