Following a major refurbishment project, the majority of office space is now let or under offer at the iconic Bath Road Studios in Bristol.
The final phase of the £1.35 million project led by London-based Cube Real Estate’s Cubemaker Partnership completed last month and following its success the company has announced plans to sell the building.
The company purchased Bath Road Studios in 2010 and after recognising the city’s need for flexible, contemporary workspace, transformed the site into an enterprising arts and business hub.
A whole host of creative businesses have taken space in the building from digital start-ups to award winning video production companies, all of which benefit from a range of modern facilities, a spacious break out area and an on-site Friska café.
Recently, graphic design company Hollister Design and music and dance promoters Concrete Promo took space in the building, joining existing tenants ITV Westcountry, Hurricane Media and Wattle and many more.
With the building now up for sale, Cube Real Estate will turn its attention to the asset management of 10 Templeback, where they are instructed to bring their ‘hands on’ approach to help reposition the building and attract new tenants on behalf of the owners Benson Elliot.
Well-known for putting their own creative mark on buildings the company will look to refurbish areas of the building, designing spaces where tenants can operate efficiently and collaborate with other businesses.
Ruari Laidlaw, who works in the asset management team at Cube, said: “Bath Road Studios has been a successful acquisition to date, and despite a couple of tough years for the economy, we have had a steady influx of new tenants that have wanted flexible, contemporary space without paying a premium for it.
“We now have an opportunity to bring one of the largest Grade A office buildings in the city back to life. There is a severe shortage of high-specification space available in Bristol but we hope the large waterfront offices, central location and green credentials will appeal to those looking to grow their businesses.”
10 Templeback is a 123,000 sq ft building and one of Bristol’s most prominent Grade A office developments. NFU Mutual currently occupy two floors but substantial high quality space remains available on the remaining four floors totalling 78,000 sq ft although 23,000 sq ft is currently under offer.
The waterfront building currently stands as one off if not the city’s greenest office block and is available to new tenants on tailor made attractive terms.
