High quality industrial space is becoming increasingly difficult to track down around Bristol’s favourite business locations.
Commercial property specialist Colliers International has reported that a number of the top locations on the city’s thriving northern and eastern fringes are now full or approaching capacity.
Tim Davies, from the firm’s Broad Quay based industrial team said demand was fast outstripping supply – especially for higher quality accommodation.
He said: “The main requirement is for modern, good quality, clean space. Landlords with secondary space are refurbishing and upgrading their facilities in order to meet raised tenant expectations.”
Tim has just let one of the last units at Emerald Park in Emersons Green.
Formerly operated by Smiths News, the 14,233 sq ft unit 107 has been taken by Prism, who had outgrown their previous, 6,900 sq ft base on the popular estate.
The modern, high specification estate also offers direct access to Avon Ring Road and nearby motorway network.
Tim added: “Emerald Park has always done very well offering high end warehouse space with easy access to the M4 and its intersection with the M5. This latest deal means we don’t have much more space on our books – apart from unit 103 which became available following Prism’s relocation.”
