On behalf of the Isle of Anglesey Charitable Trust, DTZ has been instructed to sell an 82 hectare (203 acres) development opportunity at Rosgoch, Anglesey.
Situated approximately 2 miles to the South of Amlwch, the site comprises a former tank farm and was developed by Shell UK Limited in 1972. Identified as a ‘Strategic Site’ within Anglesey’s Energy Island Programme, it offers potential for a number of redevelopment options and is of particular importance to the island’s wider policy agenda.
The site served as a storage station for crude oil from a receiving shore station at the Port of Amlwch before pipeline transfer to the company’s oil refinery at Stanlow, Ellesmere Port, Wirral. The main part of the site has been substantially cleared and includes: three large bunded areas containing twelve raised concrete tank platforms, areas of hard standing and an internal road network, rail line and sidings. A significant area towards the north east of the site remains undeveloped and Greenfield in nature.
Anglesey’s Energy Island Programme aims to create: “a world-renowned centre of excellence for the production, demonstration and servicing of safe sustainable low carbon energy, towards creating a low carbon economy.” It focuses on the following objectives: ‘Production’ – establishing new low carbon energy production capacity; ‘Demonstration’ – establishing world-class facilities to demonstrate low carbon innovation; and ‘Servicing’ – ensuring the benefits and opportunities of new build, decommissioning and operation activities are taken up by local companies and people.
In recognition of its importance to the economy and the Welsh Government’s commitment to the Energy Island Programme, Anglesey was awarded Enterprise Zone (EZ) status in 2011. EZ status will focus on the Energy and Environment sector and will accelerate the investment required to secure the island’s future as a leading location for future low carbon energy innovation, generation and demonstration, whilst offering business support to organisations locating or expanding within the EZ. The Rhosgoch site is one of eight key sites identified as a focus of EZ investment.
Tony O’Keefe, Industrial Director at DTZ who is leading the disposal team comments: “The site is suitable for a number of uses, particularly within the Environmental Sector and we are seeking initial expressions of interest on 12 December 2014.”
