Topland has just completed the development of a 2,000 sq ft Costa Coffee Drive Thru as part of its active asset management of Friars Gate, a West Midlands investment it acquired in 2012. The 70,000 sq ft four-storey Grade A office on the Stratford Road, Shirley, Solihull is home to tenants such as Solihull Care Trust, Energy & Utility Skills and EUM.
The ancillary café development let to Costa for 15 years, follows an active strategy which included refurbishing the office reception and common parts, letting a ground floor suite to EUM, taking back additional space from a tenant, refurbishing and re-marketing.
Topland has appointed joint letting agents GBR Phoenix Beard and KWB to let the remaining 21,000 sq ft available of which 2,300 sq ft is already currently understood to be under offer to a major automotive firm.
GBR Phoenix Beard’s Shorney said:
“We expect to be able to announce some other new tenants shortly as we have been experiencing a lot a high level of tenant enquiries. The arrival of Costa provides an attractive additional offer for tenants in the building and their staff.”
KWB’s Robinson added:
“Tenants are attracted to the scheme by its excellent location close to Junction 4 of the M42, its market leading car parking ratio, and well specified office accommodation. This is further enhanced by the arrival of Costa who also saw the benefits of being in this prime location.”
