Saracen Interiors has completed a conversion project for one of the new tenants at Royalty House, Watford’s landmark commercial address on King Street. The fast-track project included the conversion of the space from a restaurant to an open plan office, using high quality finishes in keeping with the rest of the building.
The project has marked a return to Royalty House for the leading office interiors specialist. Last year, Saracen completed a full refurbishment of Royalty House for the building’s owner, Aspect Property Group, for which it won a prestigious AIS (Association of Interior Specialists) Gold award.
This latest six-week project, completed on behalf of Aspect’s new tenant, the market leader in insurance technology, Quindell, included the reinstallation of windows and the extension of the M&E infrastructure covering lighting, power and air-conditioning.
Joint managing director of Saracen Interiors, Michael Page is delighted that the team has continued its involvement with Royalty House: “It makes sense for Saracen to return to complete further projects related to the building as we have been involved in its refurbishment from the start: We know all the systems and how everything works.
“The initial mechanical and electrical systems that we installed at Royalty House ensure that all of the building’s services are run at their most efficient, reducing energy bills by up to 50 per cent. This was singled out for a special mention by the AIS judges at the time of the awards as it was recognised that we increased the efficiency of the building along with the value of the space. Given that, Quindell knows that it is in the best hands when it works with Saracen.”
