The Exeter Office of leading licensed property agents, Christie + Co, has sold the Fountain Inn, Newbridge, on behalf of St Austell Brewery, Cornwall’s independent family brewers.
The Fountain Inn is an attractive Grade II Listed property situated in a highly-visible roadside location on the A3071, between Penzance and St Just. Newbridge is three miles from the popular tourist destination of Penzance and is often used as a base for exploring west Cornwall and nearby attractions such as Land’s End, The Minack Theatre and St Michael’s Mount. Nearby Penzance is a market town with a population of approximately 20,000 which offers a range of commercial, retail, residential and transport facilities.
On the ground floor, the pub comprises a lounge bar/restaurant, games room, commercial kitchen and many ancillary storage areas. The owner’s accommodation includes two en suite bedrooms, an office, lounge and bathroom. Also, the property has a central courtyard beer garden and a good-sized rear car park.
Jon Clyne, from Christie + Co’s Exeter Office, who handled the sale, commented: “St Austell Brewery ran the business successfully under tenancy for many years, but eventually decided to sell it in 2011. It had been closed for some months, which gave the purchasers the certainty of vacant possession. Initially, the new owners intend to operate the property as a B&B, then move on to an ale house, with an end target of running a small micro-brewery from the premises. They hope to be opening their new venture in the summer of 2012, following a substantial refurbishment.”
Offers in excess of £200,000 plus VAT were sought for the freehold of The Fountain Inn.
