Creative property management secures Clifton deal

Colliers International has announced a third major letting to complete occupancy at a landmark office building in Whiteladies Road, Clifton.

Close cooperation between building owners Aviva Investors and the Bristol office of Colliers International has culminated in award-winning production company Films@59 moving into 51-55 Whiteladies Road less than two months after they completed two other new lettings in the building.

Rapidly expanding Films@59, founded in 1990, has taken a five-year lease on 8,636 square feet of the building, Svenska Handelsbanken has taken a new lease for 10 years on the ground floor and  Lambert Smith Hampton has taken a new five-year lease.

James Preece from Colliers International’s Bristol office said the lettings were only made possible by close teamwork between the office agency, property management and commercial lease departments on behalf of Aviva Investors.

He said: “Our determination to work across departments means Colliers are making these deals happen despite a largely dormant market. But deals like this can only happen with building owners who can make swift decisions and trust the advice they are given.

“All of the deals at Whiteladies Road were with tenants who had high expectations and tight deadlines requiring a quick turnaround. It is no exaggeration to say that without the joined up approach across departments the deals would have failed.”

Mike Bull, Colliers International head of Bristol’s Investment Property Management Team, said: “We know a proactive approach to management is key – in today’s economy unless you go into the market and grab deals with both hands you will miss out.

“In the past property managers have sat back from deals when really they should play an essential part in making it happen.”

Adam Hyman, Asset Manager at Aviva Investors, added: “We are delighted that the swift and successful collaboration between all parties involved has resulted in securing Films@59 as a tenant. The attractiveness of Whiteladies Road coupled with Colliers’ resourcefulness has enabled the building to reach 100 per cent occupancy which is a great achievement in the current climate.”
