Bond Wolfe has let the upper floor of the former Allied Carpets building at 294-310 High Street, West Bromwich.
Gym operator KSS Leisure has signed a ten year lease on the 12,500 sq ft accommodation.
Bond Wolfe was instructed on the vacant building after Allied Carpets went into administration in 2012.
The ground floor was carved up into four separate units, two of which have been let to Furniture Kingdom and estate agents Samuel & Co, with one of the two remaining now under offer.
Bond Wolfe managing partner James Mattin said the deal demonstrated heightened market activity given the first floor had been vacant for a number of years.
“Retail demand in West Bromwich is definitely on the increase.
“That can be partly attributed to the new confidence in the town following the successful implementation of the Tesco-led New Square Development,” he said.
