The Stratford-upon-Avon office of property agents CPBigwood is celebrating a £1.7 million three-in-one “chain reaction”.
It has engineered a package of sales as demand for quality homes in the town remains high.
And all were agreed at or above guide prices.

“The first client came to us from 1 The Boltons, 6 Rowley Crescent, wanting to sell her stunning flat and move up to Yorkshire. She had tried with another agent with no joy; she approached us, we produced a proper brochure and found a buyer within two weeks. It sold at the guide price of £549,000.
“That buyer lived down the road at Red Walls, 10 Rowley Crescent, and wanted to downsize to something smaller but within about 200 yards of where they were living. The Boltons suited them ideally and we offered to market their fantastic four bedroom semi-detached period house at a guide price of £725,000.
“We found a buyer within 24 hours but then their chain collapsed. The same thing happened with two further buyers. But one of these then came back to us, so keen to acquire Red Walls that it was agreed we would act for them too, given the failure to sell theirs via another agent. In the end this buyer was in competition with another, however a sale was eventually agreed for them to purchase Red Walls above the guide price.
“And that was how we got the instruction on the four-bedroom 14 Brownlow Drive, guide price £439,950. We had plenty of interest and a number of offers resulting in a sale to a couple looking to settle in Stratford because of the strength of the schooling. They said they could move quickly and, in spite of having to arrange two mortgages, were ready to exchange in four weeks.
“All the buyers, apart from the one at the top of the chain, were passionate about finding the right property for them and in particular staying in Stratford.
“We had two upsizers and a downsizer while the top of the chain was a combination of downsizer and relocation.”
And Mr Dennes praised the Stratford legal community for their fast response.
“We recommended clients to local lawyers who we knew and this was critical in helping the deals go through. Four firms of well-respected Stratford solicitors, small and large, were able to talk to each other and get the job done.
“A total of £1.7 million worth of property in one combined sale. A terrific result.”
