Developers confident enough to take a risk in a challenging market can reap good rewards, according to a Lincoln commercial agent.
Banks Long & Co have revealed that all the units at the speculatively-built Pioneer Business Park, off Doddington Road, have been snapped-up, which is great news for the local economy.
The development, by The Roe Group, has attracted a diverse mix of expanding and relocating businesses in the food, engineering and service industries.
Tenants who have taken the plunge and moved into Pioneer include The Swimming Pool Safety Company, The Original Cake Company – which has just taken a second unit, Coupling Services Ltd and Lakeside Caterers.
Banks Long & Co agency surveyor Matthew Brooks said: “We have seen an increase in the number and quality of enquiries for business space over recent months.
“We therefore recommended our clients finish the development to secure new tenants.
“As a result, all 13,000 sq ft of the industrial space has now been let, plus the detached 3,000 sq ft office building at the front of the site has been let to the expanding Swimming Pool Safety Company Ltd.
“These deals show that Lincoln continues to buck regional and national trends, with demand remaining for high quality premises offered on competitive terms.” The Swimming Pool Safety Company provides unique, innovative safety systems – designed to help prevent people from drowning and serious injury in swimming pools and water parks.
Managing director Rob White said: “We are an international business, with customers in Europe, The Middle East and America. We currently employ seven full-time staff. Who look after management, administration and operations. We also rely heavily on freelance operatives and consultants, sourced locally where we can, who regularly work with us.”
Fast-growing Swimming Pool Safety Company’s move to Pioneer Way is its third in almost five years and is part of a three-year scale up of the business, which will allow it to meet the forecasted demand for its products and expertise.
“The increasing demand is down to the rising pressure on operators to reduce risks and ensure that they comply with demanding health and safety guidelines. Pioneer Way is an ideal location. It puts us closer to the main trunk roads and within easy distance of East Midlands Airport, which we use regularly,” said Mr White.
With 2,500 public swimming pools in the UK alone – of which only a few are fitted with its products – the company sees plenty of opportunities in the market to make swimming a much-safer pastime for everyone.
Coupling Services Ltd – an engineering firm manufacturing components for the water treatment, power generation, oil and gas industries – relocated to the Pioneer Business Park from Leeds.
Managing Director Tony Lamb said: “When we decided to move, we scanned the market and realised that the Pioneer Way unit was ideal for our purposes. We were able to move in quickly, which was important, as we wanted to protect our professional, high quality image and service.
“We have contact partners in more than 300 locations, across 16 countries and there is good future potential for the business. There are currently five people working here, but we are always keen to hear from more skilled CNC machinists, as we look to grow and meet market demand.
“We hope that our move to the Pioneer Business Park will give us a firm foundation for further expansion,” added Mr Lamb.
