The Property Management Consultancy at leading independent property consultant, GVA, has been appointed to provide a range of services at Solihull Business Park.
The team will manage the estate on behalf of owners IM Properties, providing a full suite of facilities and property management services, including the establishment of a service charge, and the establishment and management of all on-site contracts and health and safety.
Sitting just off the A34 Stratford Road, Solihull Business Park is located at the heart of the national transport network, with Junction 4 of the M42 just a mile away and Birmingham Airport and railway station both within easy reach.
Alongside current occupiers including Porsche, Trelleborg and Barratt Homes, Solihull Business Park has existing planning permission for approximately 150,000 sq ft of office, industrial and distribution units.
The site was recently announced as the chosen location for a 50,000 sq ft, first-of-its-kind home distribution centre by John Lewis, development of which is due to begin shortly.
Guy Thompson, Director and Regional Head of Property Management at GVA, said: “Solihull Business Park is a high profile location with a great tenant mix and represents a truly outstanding appointment for our team.
“Part of our duty at Solihull Business Park will be to ensure that the standard of the common areas are kept to a level commensurate with the quality of the development.
“We will also need to ensure a balance between the needs of the diverse occupier types that are currently located on the site, as well as businesses who will undoubtedly be attracted to the site in the future.
“This is a great appointment for us and I look forward to continuing to develop our growing relationship with IM Properties.”
The 10.44 acre Solihull Business Park was purchased by IM Properties from Wilson Bowden Developments in June 2013 as part of the company’s ongoing strategy to acquire key employment sites in the West Midlands.
Lewis Payne, Development Director, IM Propeties, said: “We have experience in working with GVA at our sites near Tamworth and Worcester and having seen first hand their level of expertise and dedication I feel that we have made the right choice in appointing them to Solihull Business Park. I look forward to working with the team from GVA going forward.”
Following completion of the pre-let deal to John Lewis, IM Properties has submitted reserved matters applications for two additional industrial and distribution buildings of 30,000 sq ft and 50,000 sq ft respectively.
Pending approval of the reserved matters application, IM will undertake construction of the Customer Delivery Hub, with the building expected to be complete by Autumn 2014, ready for John Lewis to fulfil online orders in the run up to Christmas.
