Joint letting agents Jones Lang LaSalle and Emanuel Jones have secured two office lettings in quick succession at Ty Phoenix, 8 Cathedral Road, Cardiff resulting in the building being fully occupied.
Landlord Atkins Properties Limited has undertaken a high quality refurbishment to the common areas and vacant offices at the purpose built four storey building, which benefits from on-site parking as well as views of Sofia Gardens. The refurbishment included making the property fully bilingual.
First to sign were Welsh NHS Confederation, who took 2,284 sq ft on the first floor on a five year lease. Welsh NHS Confederation is the membership body for all organisations that commission and provide NHS services and is the only body to bring together and speak on behalf of, the whole of the NHS.
This letting was followed by Y Coleg Cymraeg Cenedlaethol entering into a new lease for 2,284 sq ft on the second floor. Y Coleg’s main focus is to increase, develop and broaden the range of Welsh medium study opportunities at universities in Wales, whilst also funding high quality modules and resources for the Welsh medium sector in order to extend the range of academic provision for the future in partnership with universities.
Matthew Wright, Surveyor at Jones Lang LaSalle commented “with the current lack of available Grade A space in Cardiff city centre, landlords who are prepared to improve their property assets have an opportunity to attract strong covenant tenants, as has been the case with Ty Phoenix”.
Tomas Souto, Surveyor at Emanuel Jones, said “These lettings indicate the improvement that the office market has seen in the last quarter and vindicates the Landlord’s decision to invest in refurbishing the suites, to create higher quality business accommodation”
