DTZ has secured resolution to grant planning permission from Bolton and Salford Councils for Harworth Estates’ Logistics North employment development at the former Cutacre colliery tip and surface mine site near Bolton (subject to legal agreement).
One of the most significant industrial developments in the north of England, the 110ha employment development will deliver up to 372,500 sq m (c.4 million sq ft) of industrial and storage/distribution space with ancillary offices, a hotel, shops/services and food/drink uses. Harworth, the UK property regeneration company, will also create a new country park for the benefit of local people on 600 acres of surrounding land. The development is expected to create thousands of jobs for the residents of Bolton and the surrounding area.
Details of the first phase of development comprising a c.40,000 sq m regional distribution centre for Aldi (advised by How Planning) have also been approved as well as the 225ha country park on land surrounding the employment site. Construction of the site infrastructure, first phase of the development and the country park will commence in early 2014. DTZ also represented Harworth Estates through the preceding Bolton LDF ‘Core Strategy and Allocations Plan’ preparation which underpinned the development proposals.
Hamish Robertshaw, DTZ’s Planning Associate Director comments: “Logistics North and the Cutacre Country Park will bring substantial socio-economic and environmental benefits to the communities of Bolton, Salford and Wigan. Harworth Estates’ pro-active engagement with all stakeholders and the co-operation of the three Councils has been key to achieving planning permission for this exciting strategic scheme.”
Tony O’Keefe, DTZ’s Industrial Director and joint letting agent for the scheme, comments: “Logistics North occupies a commanding position to the north of Manchester with access direct from J4 of the M61. With record low levels of available accommodation in the region the scheme will be critical to the north west supply chain. We have the ability to accommodate industrial and logistical requirements from 50,000 sq ft to 1 million sq ft. The credentials of the scheme have already been proved via commitment from Aldi to construct a new 425,000 sq ft distribution facility there.”
