The steel frame of a stalled office building on Express Park in Bridgwater, Somerset is being dismantled to open up the site for new development.
Construction was started by the previous owners of the business park in 2007 but work was halted due to the downturn in the economy. The frame has subsequently become a local landmark. Now the current park owners, TCN UK, have instructed property consultants Alder King to market the 2.2 acre site for new development.
Situated on a corner plot on one of Somerset’s most strategic business parks, the site is suitable for a variety of uses subject to planning consent.
Stephen Holme, director of TCN UK, said: “Removing the framework of this aborted scheme will make the site ready for immediate redevelopment for a new occupier.”
Andrew Maynard, partner at Alder King’s Taunton office, added: “The dismantling of this framework is a highly visible and encouraging indicator of an improving local economy. We’ve already seen a noticeable increase in demand in anticipation of the Hinkley Point C decision. Now that this has been confirmed, we expect demand to strengthen dramatically as suppliers firm up their requirements for quality space.”
Express Park is a 105 acre strategic economic hub set in a high quality landscaped environment. It offers ready access to the A38 and M5 and is home to a wide range of occupiers including Gerber, Toolstation, Interpet, DHL and Avon & Somerset Constabulary. Occupiers also have access to The Exchange, a multi-functional building with excellent facilities including a crèche, gym and café.
