Space at Bath Road Studios, one of Bristol’s landmark buildings, has been snapped up by two firms taking over 2,000 sq ft between them.
Defence consultants, Antillion have taken 1,200 sq ft, joining electronic research company Fraser Anti-Static, which has taken 921 sq ft on a five year lease.
Fraser Anti-Static is expanding its Devon headquarters into Bristol to establish a new research and development centre, where managing director Bob Fraser says it’s easier to attract good people.
He commented: “We wanted to move our research facilities to Bristol in order to attract and retain the very best research engineers. Bath Road Studios seemed like the obvious choice; it provides attractive, airy premises in a good central location and with a stimulating atmosphere.”
Bath Road Studios is an iconic landmark building which has been transformed to provide newly refurbished, creative office space from 300 sq ft upwards following the £1.2m refurbishment project by London-based Cube Real Estate. The remodelled reception provides an open, contemporary space with high quality finishes and a spacious break-out area for use by the buildings occupiers.
Ruari Laidlaw of Cube Real Estate commented: “We have invested significantly in the building specifically looking to target the technology, media and telecoms sector. Working closely with our architects, Stiff & Trevillion we feel we have created a really exciting place to work and we are delighted to welcome Antillion and Fraser Anti-Static to the scheme which continues to go from strength to strength.”
The offices are being marketed by leasing agents Knight Frank and Jones Lang LaSalle.
Andy Smith of Knight Frank said: “A wide range of small, growing businesses are being attracted to Bath Road Studios, which is establishing a reputation as a hub for creative and innovative work. With these lettings complete, Cube is now taking the positive step of refurbishing the final phase of the building which will provide a range of suites from 500 to 3,000 sq. ft.”
Current occupiers include ITV West Country, The Pilates Studio, Friska and Hurricane Media.
The building is also home to The Set, an innovative workspace that operates as a membership club where like-minded businesses can network and share skills and ideas. Its collaborative base removes the isolation of working from home, while offering contemporary facilities.
Monthly membership of The Set is offered at £250 per calendar month, pay as you go, but annual membership is offered at £200 per month. Daily membership is offered at £30 a day with a £250 joining fee but introductory rates are available.
The membership covers all rent, business rates, service charges and building insurance.
The building is readily accessible from the city centre, the M32 motorway and within 1.5 miles of Bristol Temple Meads Train Station. Occupiers benefit from an impressive array of amenities in close proximity, including Sainsbury’s and Avon Meads Retail Park.
