Acting on behalf of the liquidators Nicholas Edwards, Daniel Butters and Christopher Farrington of Deloitte LLP, Jones Lang Salle can confirm that contracts have been exchanged in the sale of Central Square, a 1.46 acre development site situated between Whitehall Road and Wellington Street in the centre of Leeds. The former ‘Lumiere’ site has been acquired by Roydhouse Properties Central Square Ltd for an undisclosed sum.
The site has planning consent for a 195,000 sq ft mixed-used scheme across two buildings. The building fronting Whitehall Road has detailed planning consent for up to 130,201 sq ft of offices and accommodation would be arranged over ground and ten upper floors. The building which will front Wellington Street comprises 64,627 sq ft with outline consent suitable for office or hotel use. There is A3 potential at the ground floor level in both buildings and the site benefits from 85 basement car parking spaces. Situated between the buildings will be a fully landscaped area of public open space.
Richard Thornton, from sole selling agent Jones Lang LaSalle, said: “Rarely does a prime site like this present itself to the market and we received a high level of interest during the sales process.”
Mark Barnes, asset manager to Roydhouse Properties Central Square Ltd, added: “Our acquisition means that the Central Square development, the final remaining part of undeveloped land in this area, can now move forward with confidence. This is nearly 1.5 acres within the core of Leeds city centre. It provides us the opportunity to start our new venture with an iconic building on a great site in Leeds.”
