Property consultants Alder King and Jones Lang LaSalle have secured a new occupier at Whitefriars, one of Bristol city centre’s landmark buildings acquired last year by private investment company Topland.
The SpiderGroup, which was founded in Bristol in 2002 and provides cloud computing and IT services, has relocated from offices on Telephone Avenue in Bristol city centre which were being redeveloped as student accommodation. The 11-strong company has taken a five year lease on Unit 4B at Whitefriars, a 1,640 sq ft suite on the fourth floor, double the size of its previous accommodation.
SpiderGroup managing director James Cook said Whitefriars provided a great central location and the right mix of amenities.
“Many of our clients are in Bristol city centre,” he said, “and we wanted to stay local to them. And many of our staff members either walk or cycle into work so again it was important to remain central. We are very pleased with the move and the range of facilities and break out areas in the building.”
Whitefriars provides a total of 145,000 sq ft of modern office and ancillary accommodation over 11 storeys in a prime central location. Alder King and Jones Lang LaSalle are marketing over 54,000 sq ft of space on new rental terms of £9 per sq ft, together with a capped service charge.
The accommodation is available in highly flexible configurations, with suites from 1,814 sq ft to an entire floor of 19,010 sq ft, one of Bristol’s largest available single floor plates. The property also benefits from on-site conference facilities, a cafe and gym with fitness facilities available exclusively to occupiers, together with substantial secure on-site car parking at a ratio of 1:600 sq ft, one of the best ratios in Bristol city centre. Tom Dugay of Alder King’s office agency team, said: “Whitefriars is a modern business environment with recently-refurbished and highly flexible office space right in the heart of the city. The new rental terms offer a win-win scenario for both landlord and occupier, generating secure rental income for Topland while delivering exceptionally good value for occupiers.”
