Skanska Project Development Limited, under the Workplaces by Skanska banner, has started work on site at its office development scheme in Bristol, 66 Queen Square. It is Skanska’s first development of this kind in the UK.
Situated in one of Bristol’s prime business locations, 66 Queen Square will comprise 61,000 sq ft (5,667 sq m) of Grade A office space, incorporating a Grade II listed Georgian terrace. The scheme will offer typical floor plates of approximately 13,000 to 14,000 sq ft (1,207 to 1,300 sq m), along with basement car parking, 40 bike stands, shower facilities and fantastic views over Queen Square.
One of just a few commercial developments starting in Bristol this year, 66 Queen Square combines Georgian elegance with modern, efficient office space incorporating integrated sustainability features for long-term energy efficiency, including solar shading and solar energy capture. The building is designed to meet BREEAM Excellent and EPC A (new build) and will be built with near-zero environmental impact using recycled materials and green construction methods.
Cecilia Fasth, Executive Vice President at Skanska UK, says: “Like all of Skanska’s office projects, 66 Queen Square will have market-leading, sustainable credentials which translate into savings for tenants.
“Queen Square is an enviable location right in the city centre of Bristol with great transport links, on a ‘green corridor’ commuter route through the city. We are confident of pushing ahead with development with no pre-leases to tenants as we believe there is great growth potential in the Bristol market. The 66 Queen Square scheme promises to be a major development in the city this year.”
Skanska acquired the site in October 2012 and has since been undertaking detailed design for the development. The scheme will complete in 2015.
Alder King and Jones Lang LaSalle are letting agents for the scheme.
