GVA’s Office Agency team has been appointed to market Lakeside House, a 101,000 sq ft purpose-built office building located on The Lakes Business Park, Northampton, close to J15 of the M1 motorway.
The four-storey high quality office building is currently occupied by National Grid, which is undergoing a relocation programme within the Midlands and a result the building will be available for immediate occupation from spring 2012.
GVA advises that there will be 10 years remaining on the National Grid lease for Lakeside House, which can be assigned to the new occupiers. The building is available to let as a whole, or on a floor by floor basis. Individual floors offer up to 35,000 sq ft of space, with the building providing highly efficient workspace for larger occupiers. Featuring raised floors and comfort cooling/heating via concealed mounted units, the building benefits from a very high specification. The parking provision for Lakeside House is also an attractive feature, with some 400 car parking spaces available.
Carl Potter, head of office agency for GVA comments: “The Lakes Business Park is highly regarded within Northampton and the wider area, and other tenants on the Park include Shoosmiths Solicitors and Northamptonshire County Council. Lakeside House was originally constructed as the headquarters building for Scottish & Newcastle pub company and it has a lot of presence and kerb appeal as a flagship building for the Business Park.
“The exceptionally large floor plates are highly advantageous to larger occupiers. The building and the Business Park offers a good level of security, and in addition to the local amenities, Northampton town centre is located only 1.5 miles away.”
