A building on one of the most prominent business locations in Derby is being brought to market by national commercial property consultancy Lambert Smith Hampton (LSH).
Advised by LSH, Severn Trent has acquired the former EGG Call Centre at Pride Park and LSH has been instructed to market the empty part of the property. Severn Trent is moving its existing call centre operations from Raynesway and is occupying around 60,000 sq ft of the 100,000 sq ft building.
Sean Bremner, industrial and logistics director at LSH’s Nottingham office, said the remaining 40,000 sq ft is available and represents an excellent opportunity for a company to create a first class base for its activities.
“This 40,000 sq ft of the building was intended as space for the previous owners to expand into. That didn’t happen and therefore it has never been occupied, fitted out or furnished,” said Sean.
“It is a complete shell located in what is arguably the best position on Pride Park and has a very attractive profile. The location is very prominent and the building has a real presence upon the park. We are bringing it to the market on behalf of Severn Trent and we anticipate there to be a great deal of interest.
“It is extremely versatile and could suit a range of occupiers/end users including distribution, offices, call centre, storage, motor trade, leisure, high tech and research and development,” he added.
Pride Park is an award winning brownfield regeneration scheme on the banks of the River Derwent, east of Derby city centre. It is a flagship business location with modern offices and high tech business premises containing creative and high technology companies serving the city, the region and the nation.
Developed over the last 15 years, Pride Park now accommodates 13,000 workers in over 500 companies and continues to grow and attract new business. It has excellent road and rail communications including Derby Railway Station (93 minutes to St Pancras) and easy links to the motorway network. It also has good local connections, with cycle paths and footpath routes direct to the city centre and high quality housing areas.
Severn Trent brought 400 jobs to Pride Park after agreeing to buy the former call centre building. Phil Quiggin, office agency director at LSH’s Nottingham office, said “We started looking for suitable relocation opportunities in 2011 but the EGG premises were the only option to acquire a ready made call centre facility in Derby. As such the building offers an ideal solution for Severn Trent”.
The other adjacent building is currently home to the HEROtsc (now WebHelptsc) contact centre, which employs 1,200 people.
Severn Trent is the UK’s second-biggest water company. It provides services to more than 3.7 million homes and businesses in England and Wales, including most of Derbyshire.

Some 13,000 people are employed there in companies such as Rolls-Royce, Lloyds Register, Software AG and East Midlands Trains.
