A major gaming operator has appointed chartered surveyors Johnson Fellows as corporate estate managers for its portfolio of more than 190 premises across the UK, it has been announced.
Talarius operates172 gaming arcades under the Quicksilver, Silvers and Winners brands. The company, which is wholly owned by Tatts Group – one of the biggest gaming companies in Australia – also has a further 45 sub let units.
Johnson Fellows was initially instructed to manage the sub let units for the company, and their role has now increased to include the corporate estate management of the entire portfolio as Talarius looks to make efficiencies across the business. The Birmingham-based company has built a strong relationship with Talarius, also handling their leasehold disposals and undertaking building surveying services for the company.
Ian Starbuck, associate partner in the property management department at Johnson Fellows, said: “We have developed a very strong relationship with Talarius over the past couple of years, having been previously appointed to manage their sub-let portfolio, handle the service charge management for the full portfolio and deal with the letting of their voids and building surveying matters.’’
“We are now delighted to announce that we have been appointed as corporate estate managers for the company’s full portfolio to include their 172 trading units. At the same time, our professional department has also been instructed to handle all of the rent reviews moving forward.”
The new corporate estate management role will involve becoming the principal point of contact for all matters with landlords and third parties. More specifically it will include:
· Principal point of contact for landlord liaison
· First point of contact for all third party approaches
· Handling applications for deeds of variation, license for alterations, assignments or sub lettings
· Explore asset management opportunities
· Advice on estate and legal matters
· Rights of ways and neighbouring disputes
· Attend to complaints and disputes regarding maintenance and repairs
