Hortons has unveiled ambitious refurbishment plans for Enterprise House and Innovation Court on Edmund Street, and will step up marketing efforts for the two schemes over the coming months. The £1.2 million programme of works is due for completion in early summer, encompassing enhanced reception areas and upgraded air conditioning systems, as well as improvements to the general office areas. The whole scheme represents one of the most successful mixed-use developments in the Colmore Business District. Located in the heart of Birmingham’s prime professional services district, the two schemes provide contemporary Grade A office accommodation set behind a distinctive period façade.
Outlining the improvement plans, Hortons Steve Tommy said:
“Hortons is committed to developing a lasting presence in the city, and our strategy for Enterprise House and Innovation Court has always been to offer a unique working environment for our clients. We are confident that this will be well received by the office market. We hope to attract business occupiers with long term aspirations to grow in the city. Our investment in these schemes is a sign of Hortons confidence in the central Birmingham office market and the appeal of this prestigious part of town. Hortons’ project team has paid particular attention to the design aspects and we think these offices bring real ‘wow’ factor which is so often lacking in many premises.”
Speaking about the distinctive characteristics of the two developments Steve said:
“As well as being suitable for multiple occupiers, Enterprise House could equally provide an excellent single-occupier HQ-type facility. Over recent years, there has been a trend towards shared reception, front-of-house and access areas. Some organisations are very specific in their requirement for stand-alone premises, which is why we think Enterprise could potentially appeal to a single-occupier. Similarly Innovation Court, which is centred around a private courtyard, has a track record of attracting high profile businesses.”
Richard Fletcher-Brewer, an associate director with GBR Phoenix Beard’s office agency team, is retained to market Enterprise House and Innovation Court alongside Jones Lang LaSalle, and commented:
“The shortage of substantial Grade A office space in Birmingham has been widely documented, and I have a real concern about the city’s ability to accommodate enquiries for superior office facilities. These offices offer an extremely attractive proposition for blue-chip occupiers, combining the prestige of an historic Edmund Street frontage with highly contemporary office facilities. Enterprise House is one of very few single office buildings of this size available to let, and as such is already attracting a good level of interest both for larger and smaller enquiries.”
Enterprise House comprises 13,736 sq ft (1,276 sq m) of office space over four floors, whilst Innovation Court has 8,578 sq ft (797 sq m) of vacant space over two floors, made up of 4,550 sq ft (474 sq m) and 4,028 sq ft (423 sq m). Both Enterprise House and Innovation Court represent part of a wider mixed-use scheme owned by Hortons’ Estate which incorporates retail as well as leisure operators. Utopia, Urban Coffee, Clements & Church and Home is where… are all located within the development. Emerald Technology, Savills, Ace Marketing and Mace Group are all tenants at Innovation Court. Both Enterprise House and Innovation Court have on-site parking facilities.
